Plumbers in Gladstone, Oregon

A small, old town on the point where the Clackamas meets the Willamette. Big street trees, clay laterals laid before the war, and a water table that comes up every winter, which between them account for most of what we get called for here.

What plumbing is like in Gladstone

Gladstone is compact, old and low-lying, and all three of those things show up in the work. The housing stock is heavily pre-war and post-war, which means clay sewer laterals and galvanized supply as the default rather than the exception. The streets are lined with mature trees planted around the same time the pipes went in. And the town sits at a river confluence, so the ground holds water through the wet season.

What that produces is a predictable trio of calls: sewer laterals blocking on an annual rhythm because roots have found the joints, basements and crawl spaces taking water from November onwards, and supply systems that are at the end of a normal galvanized service life all at once.

None of it is unusual for an old Willamette town. What is unusual is the concentration, a small area where nearly every property has the same three issues on the same timetable, which at least means the diagnosis is rarely a surprise.

Roots, clay laterals and mature trees

Vitrified clay was the standard lateral material here, laid in short sections with mortared joints. The pipe material itself holds up remarkably well; the joints do not. Ground movement opens them a fraction, and a joint that seeps warm nutrient-rich water into cold soil is exactly what a root system is looking for.

Roots are not attacking the pipe; they are following water vapour. A hair-fine root reaches the opening, passes through, and thickens. As it thickens it widens the crack that admitted it, which admits more. Within a few seasons there is a mass hanging in the bore catching paper and solids, and the line blocks.

The tell is the rhythm. Grease builds steadily and blocks when it blocks; roots grow seasonally and produce a seasonal pattern. A Gladstone lateral that backs up around the same time each year is a root problem, and cabling it a third time without looking is how people spend more on repeat visits than the repair would have cost.

After clearing we camera the line and locate anything significant on the surface. Roots at a single joint in otherwise sound pipe is one spot repair and the problem is over. Roots at several joints along an old clay run is the common finding here, and lining the lateral seals every joint at once with only small access pits. What does not work is removing the tree: the pipe still leaks, and the next root system finds the same crack.

Same drain, same season, every year? That is roots.

A high water table and wet crawl spaces

Sitting where two rivers meet has a consequence: the water table rises through the wet season and stays up. Saturated soil pushes water against foundations from every side, and it finds the cold joint where the wall meets the footing, shrinkage cracks and any pipe penetration.

The important thing before spending money is establishing which of four sources you actually have, because they need four different contractors. A plumbing leak runs continuously regardless of weather. Groundwater follows the season and appears along the wall-floor joint, often with white mineral bloom on the concrete. Surface water, gutters full of fir needles, downspouts discharging at the wall, ground sloping towards the house, appears with rainfall and is by far the cheapest to fix. Condensation produces damp walls and a musty smell with no ingress at all.

We settle the plumbing question first because it is quickest: close everything, watch the meter, and isolate. If the supply is sound and the drains do not leak in use, we say so and walk the outside of the house instead. On a meaningful number of Gladstone jobs the answer is the gutters, and we would rather tell you that than sell you a system.

Where it genuinely is groundwater, a sump and pump is the answer rather than sealing paint, pressure will find another path or push a coating off. In a town like this a battery backup is worth having, because winter storms cut power at exactly the moment the ground is most saturated.

Galvanized supply and cast iron drains

Galvanized supply pipe is in most Gladstone houses built before 1960. The zinc coating protects the steel for a couple of decades and then stops, and the steel rusts inward, not thinning the wall so much as closing the bore. Brown water at first draw, pressure that collapses when a second tap opens, and pinhole leaks at threaded joints are the sequence.

Patching a galvanized system disappoints for two reasons. The rest of the network is the same age, so the next failure is months rather than years away. And joining copper directly to old galvanized sets up galvanic corrosion at the junction, which attacks the older metal faster than it was already going. We will do a spot repair to stop an active leak, but we will be clear it is a holding measure.

Cast iron drainage of the same era fails from the top down, because it is sewer gas rather than water that attacks the metal. In horizontal runs the invert eventually rots out too, at which point waste is running through a trough of rust. From the outside the pipe still looks fine, which is why a camera rather than an eye is the only honest assessment.

Where both supply and drainage are at the end of their lives, doing them while walls are open is materially cheaper than doing them separately, access is the expensive part of either job, and you only pay for it once.

Buying an older house here

A standard home inspection does not include the sewer, and in Gladstone that is the single largest repair a house can hide. A pre-war lateral is either clay or, in a narrow band of post-war construction, Orangeburg, bituminised fibre pipe that deforms and collapses and cannot be lined. Finding Orangeburg changes a purchase materially, and no other inspection method will find it.

A scope takes about an hour, we locate anything significant on the surface with a depth, and you keep the footage. That last part matters: a written repair quote from your own video is far more useful in a negotiation than an estimate range, and if the fault turns out to be in the public main it is what establishes that it is not your bill.

The other two things worth establishing on an older Gladstone house are what the supply pipe is made of and whether the basement or crawl space has been wet. Both are quick, and both are cheaper to know about before closing than after.

Water in the basement has four possible sources. We find out which.

Common questions

Gladstone plumbing, answered

Roots entering an old clay lateral at a joint. Cabling removes the mass but not the entry point, so it regrows on a one to three year cycle, and often on a seasonal rhythm. A camera after clearing tells you whether it is one joint or several, which decides between a spot repair and lining.

Almost never worth it. The pipe is leaking, which is why roots came, and another root system will eventually find the same opening. Repairing or lining the pipe fixes it and keeps the tree.

Possibly, but there are four candidates and only one is ours. A plumbing leak runs regardless of weather; groundwater follows the season; surface water arrives with rainfall; condensation produces damp with no ingress. We test the plumbing first because it is quickest to rule in or out.

Against light condensation, sometimes. Against water under hydrostatic pressure, no, pressure will find another path or push the coating off. In a town with this water table, drainage and a pump is the answer rather than a coating.

If you have had two or three leaks in a couple of years, patching is a subscription. The whole system is the same age, and joining new copper to old galvanized accelerates corrosion at the junction. We will price the whole job against the next repair so you can see the crossover.

The sewer lateral above everything; it is not in the standard home inspection and it is the biggest hidden item. Also establish the supply pipe material and whether the basement has been wet. All three are quick and all three are cheaper to know before closing.
